Modern Family Villa
Project Overview
Jood Al Khalej was entrusted with the full construction of a modern family villa on one of Abu Dhabi’s most prestigious residential communities — Saadiyat Island. The project was delivered turnkey, from foundation works through to final handover, within 14 months. The 680 sqm villa spans two storeys and includes five bedrooms, a formal majlis, an open-plan kitchen and family living area, a private rooftop terrace, a landscaped garden with a temperature-controlled swimming pool, and a three-car garage. Architecturally, the design balances contemporary clean lines with warm regional materials — Italian travertine cladding on the facade, brushed brass detailing on the entrance portal, and large-format double-glazed windows engineered for the Gulf climate. Structurally, the villa features a reinforced concrete frame designed to Abu Dhabi Municipality standards, a post-tensioned slab system to achieve column-free spans across the living areas, and a full MEP fit-out including a VRF air-conditioning system, smart home wiring, and a solar pre-installation on the rooftop. Jood Al Khalej coordinated all trades — civil, structural, mechanical, electrical, plumbing, and interior finishing — under a single contract, ensuring consistent quality control and on-schedule delivery. The project was completed with zero safety incidents and received final occupancy clearance from the Abu Dhabi Department of Municipalities and Transport (DMT).
